  4. In the case of societies, have a look at the carpet area, super area and the common area of the property.
  5. Make sure that you have an idea of the price of the property going on in the area so that you don’t give any chance to the property dealer for cheating.
  6. If you buy a property in a group housing society, then check the RERA compliance of the project and the date of possession of the project. In recent times, people prefer to buy near possession or ready-to-move-in property in multi-storey projects.
  7. As buying a house might also involve taking a good amount of loan, followed by monthly installment flowing out of your income, you need to be extra careful. So, look at the partner banks of the project. Prefer a government bank for home loans as it has a rate of interest which is much cheaper than the private banks.
  8. The most important thing to remember is to ask about the other charges except the price of the property such as GST, IFMS (Interest-free maintenance security ) and the registry which is approx 5-7% of the property cost.
  9. The home that you are planning to buy should have ample parking space as it has become a very big problem in metropolitan cities like Delhi and Mumbai.
  10. Proper safety and security are always suggested for the area to avoid any kinds of risks and tensions.

TAIWANESE CHIPMAKER “MEDIATEK” LAUNCHED ITS P65 CHIPSET WITH 48MP CAMERA SUPPORT

Aiming better performance, MediaTek recently announced the launch of its new processor P65. This new chipset supports one 48-megapixel sensor or two 16-megapixel sensors for the rear Cameras. P65 chipset is pretty similar to the P70.

This new P65 made through 12nm process and have loaded eight cores. P65 have two performance ARM Cortex A75 cores clocked @ 2 GHz ALSO with six efficiency Cortex A55 cores.

According to MediaTek, Helio P65 offers new VoW (voice on wakeup) capability, better face unlock timing and connectivity options like dual 4G VoLTE, Wi-Fi 5 and Bluetooth v5.0 (up from v4.2). New GNSS Engine improved Indoor navigation.

P65 comes with better Gaming and Camera Performance. The chipset only supports recording up to 1080p/60 videos. However, you can’t shoot 4K Videos.

BOSCO VERTICALE MILAN’S FIRST VERTICAL FOREST TOWER| ITALY

Bosco Verticale (Vertical Forest) is a pair of residential towers in the Porta Nuova district of Milan, Italy, between Via Gaetano de Castillia and Via Federico Confalonieri near Milano Porta Garibaldi railway station. They have a height of 111 meters (364 ft) and 76 meters (249 ft) and contain more than 900 trees (approximately 550 and 350 in the first and second towers, respectively) on 8,900 square meters (96,000 sq ft) of terraces. Within the complex is an 11-storey office building; its facade does not include plants.

The towers were designed by Boeri Studio Stefano Boeri, Gianandrea Barreca, and Giovanni La Varra. It also involved input from horticulturalists and botanists. The building was inaugurated in October 2014.

Concept

The project was designed as part of the rehabilitation of the historic district of Milan between Via De Castillia and Confalonieri in Porta Nuova, which is known to be the richest business district in Europe. Bosco Verticale is one of the biggest European redevelopment projects, consisting of two residential towers of which the largest is 26 floors and 110 meters high (called Torre E) and the smaller tower is 18 floors and 76 meters high[6](called Torre D). It contains 400 condominium units[7] priced from 3,000–12,000 Euro per square meter.
The building itself is self-sufficient by using renewable energy from solar panels and filtered wastewater to sustain the buildings’ plant life. These green technology systems reduce the overall waste and carbon footprint of the towers. Lead designer Stefano Boeri stated, “It’s very important to completely change how these new cities are developing. Urban forestation is one of the biggest issues for me in that context. That means parks, it means gardens, but it also means having buildings with trees.”

Construction

The construction of the towers began in late 2009 and early 2010, involving 6,000 onsite construction workers.[8] Between mid-2010 and early 2011 construction progressed very slowly and the towers rose by only five floors while the core rose to the seventh floor. Construction progressed throughout 2011, and by the beginning of 2012 the structures were completed, and construction of the facades and installation of the plants began on June 13, 2012.[9] The building was inaugurated in October 2014.

Awards

On 19 November 2014, Bosco Verticale won the International Highrise Award, a prestigious international competition held every two years to honor excellence in recently constructed buildings that stand a minimum of 100 meters (328 feet) tall. The five finalists were selected from 26 nominees in 17 countries.

On 12 November 2015, the Council on Tall Buildings and Urban Habitat (CTBUH) Awards Jury selected Bosco Verticale as the overall “2015 Best Tall Building Worldwide” at the 14th Annual CTBUH International Best Tall Building Awards Symposium, Ceremony & Dinner, celebrated at the Illinois Institute of Technology, Chicago.

Getting labour is easy in India, but finding skilled workers is difficult”

Televisions comprise a major and booming segment of the consumer electronics market in India. The interesting thing is that there is a steady increase in the number of Indian players who are manufacturing television sets in the country and using locally made products in large part to do so. Nimit Luthra, managing director of Stanlee India Enterprises Pvt Ltd, talks to Baishakhi Dutta and Mukul Kumar from Electronics Bazaar about how his firm plans to make an impact in this highly competitive market, and how the Make in India initiative has helped it so far.

EB: Can you walk us through the range of televisions that you currently offer in the Indian market?

Currently, we offer LED TVs ranging in size from 43.18cm to 165cm. We have started incorporating software in all our smart TVs that are sold under our new brand. With this, we aim to bring out televisions that are not offered in the market by competitors like Mi. We have started a new company called Stanlee India Pvt Ltd. Going forward, we are going to promote this brand for all online and offline sales. We are planning to come up with 101cm and 139cm TVs also, by around the first week of April. We have our own manufacturing unit where we assemble the TVs.

EB: What are the main technical USPs of your TVs?

We are using panels from LG and Samsung. The chipsets are from Mlogic. We are in talks with other companies for tie-ups, and very soon we will be bringing out models based on production. We are also focusing on bringing out improved TV interfaces—something that is not of good quality in our competitors’ products today.

EB: Where are you expecting your major sales from—online or offline?

Our offline sales are going pretty well. We have not tried our hand with online sales yet. However, we have developed a completely new setup and the products manufactured here, from April onwards, will be exclusively for online sales.

EB: From where do you import your SKD products?

At the moment, we are importing the TV panels from Guangzhou, China. All the other parts are sourced from Indian companies only. We primarily source these products from the Shahdara area in New Delhi, where many factories are located. We have tied up with many companies here to supply to us.

Going forward, we aim to stop importing from China and support the government’s ‘Make in India’ drive. We are gradually trying to use whatever can be manufactured within the country.

EB: What are the biggest challenges in setting up a manufacturing plant in India?

Lack of skilled labour is a huge challenge. Getting labour is easy in India, but finding skilled workers is difficult. It took us a lot of time to get the kind of workforce that we wanted. We took around six months just to set up our labour force.

EB: Are there any plans to export your products in the future?

Definitely… We are targeting the South African and Dubai markets. We have a very small team in Dubai that looks into the R&D of our products. In terms of exports, the day our products become available in India, the same day, they will be available in Dubai too.

EB: Is ‘Make in India’ helping you in this project?

Yes! Many products that we used to import are now available in India at a much lower price. For example, back cabinets, LBDS wires and more. All these had to be imported earlier.

EB: Have you applied for any government incentives?

No, not yet. We just want to focus on our manufacturing operations at present. We will definitely apply for these incentives—but at a much later stage.

EB: Apart from TVs, which other area are you planning to venture into in the future?

We are already into the headphones and power bank businesses. Right now we are focusing exclusively on LED TVs, and this will continue for the next six months.

A Report on Centralised Public Grievance Redress And Monitoring System (CPGRAMS)

CPGRAMS is an online grievance mechanism launched in 2007 developed by NIC, in association with Directorate of Public Grievance (DPG) & Department of Public Reforms & Public Grievances (DARPG) amid to bring ease & effectiveness in the grievance redress. Under ‘Digital India’ this program is built to empower citizen with fast & positive redress.

Statistics for 2019 on the website of PGPortal told us that a total of 3,95,684 complains are raised out of which 3,53,395# have been disposed of till today.

Disposal includes the carry forward receipts of the previous year.

The question which came in our mind was that “How many complainants are satisfied with the resolution served by the departments?”

To understand this we filled an RTI requesting the DARPG for the Ministry/Department- wise user rating data of grievances given by users till today. The data which we received was shocking and reflects the performance of the government towards public grievances.

In total 3,52,342 rating was received in 2016-19 whereas total grievances launched is not shared with us. It is also necessary to understand that people are not keen to respond when they don’t get a positive response from the other end.

We find out that the Department of Telecommunications, Department of Financial Services (Banking Division), Department of Post & Ministry of Railways are among the poor performers providing a satisfactory resolution to the citizens.

CPGRAMS itself admits that there are systematic problem areas in the grievance mechanism. It is saddening when governance itself admitting that the problems are archaic.

Challenges which government is facing are slackness in administration, low morale of the service, inherent inertia, the absence of incentives, lack of proper authority & accountability are the delay-breeders & the delay is the major factor that generates the grievances.

Offices/Linked autonomous organizations, emphasizes on disposal and not on the quality of disposal. There is high systemic tolerance for delay, poor work quality and non-accountability in everyday performance of functions.

Even knowing what is the root cause of dysfunction we are not been able to draw any substantial actions as solving the problems requires:

  • Political mandate.
  • Committed & strong executive
  • Willingness and capacity to take on vested interests in the system.

Unfortunately, today we lack all of the above as our political mandate fails to work on the fundamental problems which derail the will of public service in executives & are vesting intrust in the system by power & influence.

As same old fashioned ‘yahana aysa he chalta hai’ attitude possess the people who are operating the system, which makes it very difficult to overcome the real issues & satisfaction.

India is going through a digital transition if we keep on working blindly and not monitor the system & processes we are not just ready to direct the largest young workforce. As taxpayers of this country scream for the service to numb system support with such a low rate of performance we will be just adding burden to the judiciary.
